One of the first questions homeowners ask when they reach out to us is: “How much does it cost to build a custom home or complete a high-end renovation?”

It’s an important question, and one we approach with honesty and transparency. While every project is unique, this guide is intended to explain how pricing works at Huber Homes and what you can expect when planning your build or renovation.

Understanding Our Pricing Approach

At Huber Homes, our pricing is structured around a builder fee applied to the total construction cost of each project. This builder fee reflects the high-level planning, coordination, leadership, and oversight required to guide the project from early estimating through completion, including overall responsibility for the build and warranty management. Custom home builds include a 15% builder fee, while renovations include a 20% builder fee. The builder fee is incorporated during the estimating phase to establish the overall project price.

 

Construction costs include all direct costs associated with building your home or renovation, such as materials, labour, trade services, permits, and day-to-day site management and execution. Once the construction costs and builder fee are finalized and approved, the overall project price becomes fixed. The price only changes if the scope of work is modified and approved in advance.

 

This approach provides clarity around roles, responsibilities, and costs, while ensuring each project is carefully planned, well managed, and delivered with the quality and care that support lasting relationships.

What You Can Expect Before Construction Begins

Before any work begins, we provide a detailed estimate that clearly outlines the full scope and cost of your project. This estimate is developed in collaboration with our trade partners and suppliers, allowing us to establish accurate pricing and ensure everyone is aligned before construction starts.

 

Once the scope and price are agreed upon, the cost becomes fixed. The price only changes if you choose to modify the scope of work, and any adjustments are discussed and approved in advance, so there are no surprises. 

 

Payments are collected through a draw schedule tied to key milestones throughout the project. This approach aligns payments with progress on site and provides clarity and structure for both parties as construction moves forward.

Custom Home Cost Ranges

Custom home pricing varies widely based on design, size, materials, level of finish, and overall complexity.

As a general guideline, new custom home builds typically start around $400 per square foot, with pricing increasing based on architectural detail, structural complexity, and finish selections. While no two projects are the same, this range is provided as a broad estimate—clients often ask for a square-foot number early in the planning process, and this reflects a realistic starting point based on current market conditions.

Providing a per-square-foot cost is far more difficult for renovations. Renovation projects involve working within existing structures, managing unknown conditions and coordinating trades in tighter spaces. These factors add complexity and require a higher level of planning, coordination, and oversight, which is reflected in a higher builder fee for renovations.

Because of this complexity, renovation costs are not easily translated into a per-square-foot figure and are best determined through a detailed estimating process based on the specific scope of work.
