A Guide to Custom Home & Large-Scale Renovation Pricing
One of the first questions homeowners ask when they reach out to us is: “How much does it cost to build a custom home or complete a large-scale renovation?”
It’s an important question, and one we approach with honesty and transparency. While every project is unique, this guide is intended to explain how pricing works at Huber Homes and what you can expect when planning your build or renovation.
Understanding Our Pricing
We want you to know exactly what you’re paying for and why. Every project has two parts: construction costs and a builder fee.
Construction costs are the direct costs of building your home or renovation: materials, labour, trade partners, permits, and day-to-day site supervision.
The builder fee covers the planning, coordination, and project leadership that take your project from first estimate through completion. It also covers overall responsibility for the build and warranty management.
How these come together depends on the type of project.
Custom homes: cost plus 15%
Custom homes are open-book. You pay the actual construction costs plus a 15% builder fee on that total. Before construction begins, you’ll receive a detailed estimate. The estimate is a budget, not a fixed price. You’re invoiced monthly and see the actual costs on every invoice, so you always know where your money is going.
Large-scale renovations: fixed price
Once your selections are finalized and the scope is confirmed, we quote one fixed price. That price includes a 20% builder fee. The fee is higher than on a custom home because working within an existing structure means unknown conditions, tighter trade scheduling, and more complex approvals. Invoicing follows a draw schedule tied to construction milestones.
On every project, any change to scope goes through a written Change Order. You review and approve it before work proceeds. All pricing is quoted plus GST.
What You Can Expect Before Construction Begins
Before any work begins, you’ll receive a detailed estimate covering the full scope and cost of your project. We build it with our trade partners and suppliers, so pricing is accurate and everyone is aligned before construction starts.
Next, everything goes in writing in your construction contract: budget, timeline, scope, and selections schedule. Then we finalize drawings and permits, schedule trades, and set material timelines and the build schedule. Your project is fully organized before the first shovel hits the ground.
Custom Home Cost Ranges
Clients often ask for a square-foot number early in planning, so here’s a realistic starting point. In current Calgary conditions, custom homes typically start around $425 per square foot. Pricing increases with architectural detail, structural complexity, and finish selections. No two homes are the same, and every build is priced individually.
Renovations don’t translate well into a per-square-foot figure. Working within an existing structure brings unknown conditions and tighter trade coordination, so every renovation is estimated individually based on its specific scope.
Initial Cost vs. Long-Term Value
It’s natural to focus on the upfront number. But decisions made early in planning shape how your home performs, how comfortable it is to live in, and how much upkeep it needs for years to come. Quality materials, skilled trade partners, and careful planning cost more at the start and usually pay that back over time.
